Eileen Hutcheon is the Estate Agency Manager at Grigor & Young.

Her job is to take you through the marketing and sales process for your house with G&Y.

In this article, we look at the normal estate agency procedure, so you can understand what is involved from first point of contact right through to your property going on the market.

Pre-sale valuation

A pre-sale valuation is usually the starting point.

Eileen visits you at home, views it with you and has a chat about what price it might achieve in the current market.

From there, the next step is to arrange for preparation of a Home Report through a firm of Chartered Surveyors.

Measuring up

Eileen will then return to see you in order to measure up the property for the sales particulars. This includes taking photographs of both the interior and exterior of the property.

Sometimes it can mean two or three visits in order to get the ideal set of pictures – particularly of the outside of the property, given that the photographs are weather-dependant.

Drafting the particulars

You get to see a draft version of the property sales schedule and Eileen discusses with you any changes that might be required.

Once the schedules are approved and printed, Eileen will finalise the terms of the Home Report with you, and also the valuation to be used in the marketing.

Putting your house on the market

Once the asking price is fixed, “For Sale” boards can go up and the property is on the market.

Eileen’s credentials

Eileen has been the Estate Agency Manager for Grigor & Young for over 10 years. She has been a qualified solicitor since 1981.

She has been with Grigor & Young since 1992. Before becoming the firm’s Estate Agency manager, she dealt exclusively with domestic conveyancing – i.e. house purchases and sales.

Having an Estate Agency Manager who is not only a qualified solicitor but who also has over 20 years’ experience of the Moray property market gives Grigor & Young unparalleled expertise in this area.
